The data is obtained from the Tahoe MLS published data. Note, this data is for single family homes only – contact me for data on Tahoe Donner Condos, Lot Sales or data for other Truckee or Lake Tahoe areas. 

Tahoe Donner is a great area to study for market activity since it is has over 5000 homes and therefore presents a large database for meaningful statistical analysis. Home prices vary from roughly $300K to over $1.5M and ages range from brand new to over 30 years old.

Tahoe Donner Single Family Home Closings – Jan ’08 to Oct ‘11                             

 Tahoe Donner Homes – Oct Closings

Single Family home closings in Oct ’11 were strong with 20 homes down from 28 last month and 18 the month before. Note that sales in Tahoe Donner are extremely seasonal and year to year comparisons are significant to get a valid picture of typical sales activity. Looking at the above graph, sales tend to be strong in the May-Jun to Dec period every year.

Regarding other sales, there are 5 pending, 19 contingent and 13 active contingent short sales with offers in the works. So overall, still a lot of sales activity in Tahoe Donner. November should be another strong month for sales.

Tahoe Donner Homes – Inventory  

The number of Single Family listings was 134 listings at the end of Oct, slightly down from 151 in Sep. When you consider we have approximately 5000 single family homes in Tahoe Donner, inventory continues to be low – 3% of the homes in TD. This low inventory is obviously a positive sign for the continued good health of the Tahoe Donner Home Market.

Tahoe Donner Homes – Days on Market (DOM)

Average Days on market (DOM) was 91 days, which is roughly average from historical data for the last 3 years. So, homes are moving quickly in Tahoe Donner. We had one closing that was on the market for 326 days and several others that were in the 100-150 days range which increased the overall days on market to 91 days. The good news here is that even homes that have been on the market for some time are now moving due to lower inventory and an active market.

Tahoe Donner Homes – Average and Median Prices

Average price was $603K which is about average since Feb of 2010 which is about 18 months. The median price was $543K.One can see a decline in the 1H of 2011 to June but also an increase after June 2011. Looks good!

The average price per square foot for Oct was $250.

Sold Price vs. Last Listed Price

Average sold to last list price for Sept and Oct was 96%. So, when you are buying or selling keep this average number in mind. This has been higher for the last few months which means buyers are coming in closer to asking price instead of low offers.

Tahoe Donner Number of Single Family Homes Sold vs. Sale Price Category – Jan ’10 to Oct ‘11

The above graph shows sales by price range. The winner in Oct was the $500 to $700K segment with 7 of 20 total homes sold.  The $300 to $500K segment was next with 6 out of 20 homes sold. One home sold in the $700K to $900K range and a very surprising if not great 4 homes sold in the $900 to $1.2M price range. Cash buyers were out in force with 8 of 20 or 40% of sales being cash. The remaining sales used conventional financing.

The builders are coming back to Tahoe Donner – there are multiple remodels and a bit of spec home activity. At the present time, there are 6 brand new homes for sale in Tahoe Donner.  That’s a great trend for Tahoe Donner housing. I believe the spring should see more building as the market continues to improve. That also says lot sales should improve accordingly.

Tahoe Donner Homes – Single Family Home Sales – January 2011



The following Figure shows Tahoe Donner Single Family Home activity from Jan 2008 through January 2011.

The data is obtained from the Tahoe MLS published data. Note, this data is for single family homes only – contact me for data on Tahoe Donner Condos or data for other Truckee areas.

Tahoe Donner is a great area to study for market activity since it is has over 5000 homes and therefore presents a large database for statistical analysis. Home prices vary from roughly $300K to over $1.5M and ages range from over 30 years old to brand new. When considering a change in prices several factors should be considered instead of just dividing the total homes sales gross $ total by the number of units sold and saying prices are down by x % for example. Doing so is not giving buyers and sellers a true picture of the market. A couple of major considerations are that higher priced new home construction is obviously way down in the Truckee area (except for Martis Camp) and lenders have been making it very difficult to obtain Jumbo loans required for higher priced homes. The market is a bit different at this time – standard sales look strong but Short sales and REO’s will continue to put pressure on the sales prices.

Single Family home closings in January ’11 were 9 homes, down from 26 the last couple months. This is significant since sales in Tahoe Donner are extremely seasonal and year to year comparisons are significant to get a valid picture of sales activity.

Tahoe Donner Homes – Inventory

(# of Single Family listings) was 75 listings at the end of Jan.  When you consider we have approximately 5000 single family homes in Tahoe Donner inventory continues to be low –  1.5% of the homes in TD. This low inventory is obviously a positive sign for the continued good health of the Tahoe Donner Market.


Tahoe Donner Homes – Days on Market (DOM)

Average Days on market (DOM) dramatically increased to 175 days from 78 last month and 98 the month before. Which looking at the above graph is considerably higher than the last several months and at a level that has been matched only a few other times in the last several years. I would attribute this to the lower inventory and the resulting success of sales of homes that have been on the market for some time.


Tahoe Donner – New Home Sales & Lot Sales

Regarding new home sales, there are still 7 on the market and not more expected before next summer. We have seen a slowdown in buildable lot sales and don’t expect this to pick up until spring when contractors,  who have the courage to build a new home, are out looking for lots. The low inventory of saleable homes is obviously a good sign for builders and may spark lot sales this year.

Tahoe Donner Homes – Average and Median Prices

Average and median prices increased a bit this month. Nov was abnormal with the sale of a $1.33M home on Skislope Way and a $1.79M home on Glacier Way.

As mentioned in the introduction, one factor that has affected this price curve is a reduction of new high end new home construction activity in Tahoe Donner in 2009 and 2010. Another factor has been associated with the difficulty of obtaining Jumbo Loans. This has tended to keep single family (SF) home pricing a bit lower until. Since we are getting some recent new home activity and financing has loosened up a bit and with the low inventory,  one can expect that prices should not see much downward pressure, if any, in 2011. This is another good sign of a strong market because prices tend to be holding in even without a significant number of more expensive new homes coming on the market. For sellers, the low inventory is great and for buyers don’t be too hopeful that prices will drop if you wait.

The sold to last listing price for Jan was 95%.

The average price per square foot for January was $259

Tahoe fractional sales volume up, but values down in 2010

Sales of fractional real estate in the Lake Tahoe area during 2010 saw a saw a 62 per cent increase in sales volume, but a 60 per cent decrease in average overall sale prices.

Abby Moran of Tahoe’s Old Greenwood resort said: “This drop was primarily caused by a couple of very distressed sales, as well as a couple bank-owned foreclosure sales.”

“Through the beginning of the New Year, there continues to be a decline in list prices and sold prices, although most of the very lowest priced townhomes sold in 2010. With little now available in townhomes, 2011 should be the year for cabin, particularly due to the broad representation of primary use periods on the market and aggressive pricing of several sellers. The average days on market increased from 2009 to 2010, most likely due to the relative scarcity of owner listings in 2009 and prior, compared to an increase in listings in 2010. However, as of today, the percentage of all Old Greenwood fractional owners listed for sale is still below 9%, which, for any community, is a very low number in today’s market. This is a good sign for the strength of Old Greenwood fractional ownership in general, and will allow current listed properties to thin out a bit and stabilize at a lower percentage of total ownership on the market for sale,” added Moran.

December was another good month for sales. Inventory is low, sales are strong and prices are holding in as they have for the last couple years. Tahoe Donner is a great place to buy and enjoy the Truckee life!

Tahoe Donner Single Family Home Sales

Single Family home sales in December ’10 were 26 homes. This is significant since sales in Tahoe Donner are extremely seasonal and year to year comparisons are significant to get a valid picture of sales activity. Inventory (# of Single Family listings) was 92 listings at the end of Dec.  When you consider we have approximately 5000 single family homes in Tahoe Donner inventory continues to be low –  1.8% of the homes in TD. This low inventory is obviously a positive sign for the continued good health of the Tahoe Donner Market.

Average Days on market (DOM) decreased to 78 days from 98 days – which looking at the above graph is still lower than last year and toward the low end for the last couple years. This means that homes in Tahoe Donner are typically selling in approximately 9 weeks or less. Great news!

Single family home sales were 26 homes, up from 19 last month. This is about equal to the Nov-Dec sales for last year.  Regarding new home sales, there are still 7 on the market and not more expected before next summer. We have seen a slowdown in buildable lot sales since we are at the end of the 2010 building season.

One can see that the average and median prices fell off a bit this month. Last month’s average was skewed with the sale of a $1.33M home on Skislope Way and a $1.79M home on Glacier Way in Nov.

One factor that has affected this price curve is a reduction of new high end new home construction activity in Tahoe Donner in 2009 and 2010. This has tended to keep single family (SF) home pricing a bit lower until Nov. where we had a couple high end homes sell.  Since we are getting some recent new home activity, one can expect that prices could stay a bit higher over the next few months. This is another good sign of a strong market because prices tend to be holding in even without a significant number of more expensive new homes coming on the market.

A few other statistics – average sq footage was 2293, $ per sq ft average was $230 and sold price to last revised listed price was averaging 96%.


Tahoe Donner Condo Sales

There were 7 condo sales in Tahoe Donner in Dec 2010. The average price was $196K and the median price was $198K. Days on market (DOM) averaged 175 days and $ per square foot is averaging $199. Average sold to last list price was 90%.

As of 12/31/10, there were 10 single family reported home sales in Tahoe Donner for December.  The numbers may change slightly as the final data is reported.

The data indicates that days-on-market (DOM) was an average of 52 days for the 10 sales – excellent results!

Average price was $660K and the median price was $613K.  Last months graphs are included for comparison purposes. Days on market dropped significantly – well priced homes are moving quickly in Tahoe Donner.

Sold price to ask price ran about 97% so buyers are paying very close to sellers final listed price. Along with the fast 52 days on market this shows that the Tahoe Donner Market continues to show strength!

It depends on where the home is ….

In my opinion, if the home is in Tahoe Donner, the answer is yes!  There are approximately 5000 homes in Tahoe Donner of which roughly 20% are permanent resident homes. The other 80% are part time or renters. So,  in addition to weekend activity visitors, there are renters, visitors of the part time residents and people coming up to look for winter ski leases who may consider buying a home.  So there is a lot of traffic in Tahoe Donner on the weekends and holidays that includes potential buyers. The net-net is that there are 100′s if not 1000′s of potential buyers driving around that may stop and see open house on an impulse. It’s also time efficient for our visitors -  they can quickly view several homes and get an idea of what the market is like up here.

The best location for an open house  is on a busy street like Northwoods, Alder Creek or Skislope or within a few “turns” off  one of these streets where it is easy for the visitors to “pop-in” and look at the home. If they have to turn more than 4 turns they may quickly lose interest or miss a sign.

There is a lot of discussion about whether open houses make sense or not. Obviously when we have a large influx of visitors on the weekend it’s a great time to promote your home. If this makes sense to you, this should be considered when you pick your agent.
