About Martis Camp
Martis Camp is a private, gated community that stretches across 2,177 pristine acres in North Lake Tahoe, CA. The land plan allows for approximately 653 homesites with a mixture of estate lots averaging 1.7 acres in size and cabin lots averaging four-tenths of an acre in size. All residences are custom and follow the guidelines of the Architectural Handbook which emphasizes architectural creativity compatible with the mountain environment.

Martis Camp Wins Three Prestigious Grand Gold Nugget Awards
Only Project to Win Three This Year, Grand Gold Nuggets Awarded for Best Residential Community, Private Club Facility and Site Plan of the Year
SAN FRANCISCO…June 21, 2010 – Martis Camp wins highest honors and is recognized for its focus on providing incredible opportunities for architecture, recreation, community gathering and celebration of nature at the 47th annual Pacific Coast Builders Conference Gold Nugget Awards luncheon on June 10, 2010. Martis Camp was honored as the only property this year to win three Grand Awards: Best Residential Community of the Year, Best Private Recreational Facility for the design of the Family Barn, and Best Site Plan of the Year. Martis Camp was also recognized with a Merit Award for its Family Barn Cabins.
The oldest and largest program of its kind, PCBC Gold Nuggets honor creative achievements in architectural design and land use planning for residential, commercial and industrial projects throughout 14 western states and international countries. Grand Award winners emerged from the Award of Merit honorees in each category. A panel of six industry professionals from across the country reviewed 440 entries in 47 categories. Winners emerged from western states and from Australia, Canada, China, Dubai, France, Japan, Kuwait, Malaysia, Singapore, Taiwan and the United Arab Emirates. Martis Camp was the only project to win three Grand Awards. Martis Camp was awarded Gold Nugget Grand Awards in the following categories:

Truckee Real Estate, Tahoe Donner 1H $/Sq Ft Sales Data

Been considering buying or selling a Tahoe Donner Home home and heard some reference to a $/sq ft number?
Here’s some data that will allow you to have a frame of reference for the number.
There has been 95 single family home sales in Tahoe Donner for the first half of 2010. You can see from the graph below that $317 per sq ft is the highest distribution for sales – roughly 22 homes sold in this $/sq ft area. 269 and 293 are also statistically high for sales – accounting for another 38 homes. So, 60 of 95 sales were in the $269 to $317 per sq ft range.
Obviously this is helpful data for you as a buyer trying to determine a home value or as a seller trying to get a handle on what your home is worth. The $/sq ft number is obviously not the only way to value the home but it’s a good place to start. For example, if the home has high value construction (granite, wood floors, high end cabinets, views, etc.) and fairly new you could obviously peg the $/sq ft at a higher number and vice versa.

The following Figure shows Tahoe Donner Single Family Home activity from Jan 2005 through October 2009.

October was a record month for Tahoe Donner. This year there were 30 sales vs. 29 for Oct of last year. Inventory (# of listings) is decreasing and sales have been increasing for several months.
Inventory is well behaved at 125 homes on the market. When you consider we have over 5100 homes in Tahoe Donner this is approximately 2.4 % of the homes in TD. This is positive since inventory is remaining low and not putting pressure on sales prices.
Average Days on market (DOM) remains low at 93 days. This is a very positive indicator and shows homes are moving quickly.
Single family home sales were 30 homes, up from 27 last month. There are also a large number of pending and contingent sales so Nov should be very strong also.

One important change that started in Jan of ’09 is that Average and Median prices had a significant downturn – see Figure 2. However, one can see that the average and median prices continued to climb since Jul of ‘09. This is a good trend and could be construed as a sign that the Tahoe Donner single family home market is healthy.
