Most well-rounded: Truckee, CA Keeping a low-pro just 13 miles north of Lake Tahoe is this unritzified ski town—despite the swank Ritz at Northstar up the street. The historic main drag can please teenagers and grandparents alike, with a Blue Bottle Coffee–loving cafe (Elijah Bleu’s), jazz lounge (Moody’s), and a growing number of tasting rooms (the Pour House, Truckee River Winery).

Slopes: The closest of the big guns is blue square–saturated Northstar (check the website for lift prices), but black diamond skiers come for the chutes on its Lookout Mountain. Laid-back powderhounds prefer Alpine Meadows (from $71), while the extreme skier–scenesters stick to Squaw Valley ($86; squaw.com), aka Squallywood. Beginners head to Tahoe Donner ($39) and Soda Springs ($35).

Sleeps: Something for everyone: just-gimme-a-bed at revamped Truckee Tahoe Lodge (from $159); eco-chic-boutique Cedar House Sport Hotel (from $170); and Northstar’s chichi Ritz-Carlton Lake Tahoe (from $399), with 2 outdoor pools, a restaurant by celeb chef Traci Des Jardins, and a concierge who unbuckles your ski boots for crying out loud.

Truckee Real Estate – MLS Search

My website has several levels of searches and notifications for listings. Seems like it would be worth explaining what these are.

The search capability can be accessed several ways:

1. By using the “active map” and clicking on the community of interest.
2. Using the “Quicksearch” block toward the top left of the home page. You can just pop in an MLS Number or select the area and price range of interest. I use this quite often when I want to see what a specific MLS number looks like.
3. Click on the “Truckee Homes” Tab on my Home page. The first two selections bring up the detailed search form and the remaining ones are for a more area like Short Sales or REO’s.
4. Click on the “Search Area Properties” button below my picture. This will also bring up the detailed search form.

Listing notifications can also be accessed a couple ways:

1. Via the “New Truckee Listings” Tab next to the Home page tab on the upper left of the home page. This one shows new Truckee/Tahoe area listings for single family homes, multi-family homes, land and commercial properties for the last 24, 48 and 72 hours. Very handy if you want to see what “New” listings are appearing for all geographical areas covered by the Tahoe Multiple Listing Service (Tahoe MLS). You can access this page by going to my website, www.TruckeeHome411.com, or simply by using the link  www.truckeehome411.com/truckee-real-estate/. You can bookmark this link and use it anytime you want to see what’s current.
2. The next “notification” covers a specific area that you select, Tahoe Donner for example, with specific characteristics like # of BR and Baths and price range. After completing this “sign-up” you are then notified daily of any new home or land listings, or price changes, that meet the criteria you selected.  This is obviously the best way to monitor any new listing or price change in a specific area that you are interested in. The search for contains areas, size, price range and even an entry for keywords like “lake view” or “mountain view” that you can put in to narrow the search criteria. This notification is obviously the best once you have decided what area, price range and type of home you are looking for. This notification is accessed by going to the “Signup/Login” Tab at the middle/top on my home page and then choosing whether you are a new user or an existing user. You can do this yourself or I can easily do it for you if you give me some selection criteria – not a big deal for me to do since it only takes me a couple minutes. There is also a “Button” below my picture that will also take you to the signup form.

Truckee Real Estate – Tahoe Donner Sales Looking Hot!

This month could be strong to hot in sales of single family homes in Tahoe Donner.  I just ran the sales statistics as of Aug 21st  and there are 12 single family home sales so far this month vs. 13 for June and 13 for July. It certainly appears that we will see considerably more than 13 sales this month since there are 6 pending and 30 contingent in escrow. We also have a week and 1/2 to go. Assuming the pending close and maybe 25% or so of the contingent we could be looking at more than 20 single family home sales for August.  According to past seasonality data, Sept. Nov and Dec should also be stronger than this month.

I just ran the single family home listings inventory numbers as of July 23 and they are rising as expected. There are 158 active single family homes for sale, another 25 in contingent status and another 4 pending.   We had 150 listings on July 1st.

Martis Camp Tour

Tahoe Donner June ’10 Single Family Home Sales

The following Figure shows Tahoe Donner Single Family Home activity from Jan 2008 through June ‘10.

Single Family home sales in May ’10 continue to outpace the last 2 year’s sales for May.  This is significant since sales in Tahoe Donner are extremely seasonal. The net-net is that for a true picture of the market activity one must look at seasonality throughout the year. So, based on seasonality one can expect that sales will continue to rise the rest of 2010 as we get into the fall season.

Inventory (# of SF listings) picked up from 120 to 152. As mentioned in the last couple months report the inventory has grown as the Ski Lease properties became available and some of these have been listed.

Inventory is still low at 152 homes on the market, up from 120 last month. When you consider we have over 5100 homes in Tahoe Donner this is approximately 3 % of the homes in TD.  Based on historical data we could expect that the inventory has peaked and will fall off a bit as we get into the fall selling season.

Average Days on market (DOM) decreased significantly to 64 from 100 days – which looking at the above graph is lower for June of ’08 and ’09.

Single family home sales were 15 homes, the same as last month. As mentioned previously, based on seasonality data for the last couple years we can expect to see home sales rising through the summer and fall. I would expect to see the home builders start to come out of hibernation due to the low inventory. A consequence of this is that demand for buildable lots should show some life as we enter the summer building season.

One important change that started in Jan of ’09 is that Average and Median prices had a significant downturn – see Figure 2.  However, one can see that the average and median prices are picking up a bit since Jul of ‘09. This is a good trend and could be construed as a sign that the Tahoe Donner single family home market is healthy.

One factor that affects this price curve is that we have a dearth of high end new home construction activity in Tahoe Donner. This will tend to keep single family (SF) home pricing a bit lower until we get some additional high end construction activity and new homes for sale.
