December was another good month for sales. Inventory is low, sales are strong and prices are holding in as they have for the last couple years. Tahoe Donner is a great place to buy and enjoy the Truckee life!

Tahoe Donner Homes - Dec 2010 Sales
Tahoe Donner Single Family Home Sales
Single Family home sales in December ’10 were 26 homes. This is significant since sales in Tahoe Donner are extremely seasonal and year to year comparisons are significant to get a valid picture of sales activity. Inventory (# of Single Family listings) was 92 listings at the end of Dec. When you consider we have approximately 5000 single family homes in Tahoe Donner inventory continues to be low – 1.8% of the homes in TD. This low inventory is obviously a positive sign for the continued good health of the Tahoe Donner Market.
Average Days on market (DOM) decreased to 78 days from 98 days – which looking at the above graph is still lower than last year and toward the low end for the last couple years. This means that homes in Tahoe Donner are typically selling in approximately 9 weeks or less. Great news!
Single family home sales were 26 homes, up from 19 last month. This is about equal to the Nov-Dec sales for last year. Regarding new home sales, there are still 7 on the market and not more expected before next summer. We have seen a slowdown in buildable lot sales since we are at the end of the 2010 building season.
Tahoe Donner Single Family Home Median and Average Home Price
One can see that the average and median prices fell off a bit this month. Last month’s average was skewed with the sale of a $1.33M home on Skislope Way and a $1.79M home on Glacier Way in Nov.
One factor that has affected this price curve is a reduction of new high end new home construction activity in Tahoe Donner in 2009 and 2010. This has tended to keep single family (SF) home pricing a bit lower until Nov. where we had a couple high end homes sell. Since we are getting some recent new home activity, one can expect that prices could stay a bit higher over the next few months. This is another good sign of a strong market because prices tend to be holding in even without a significant number of more expensive new homes coming on the market.
A few other statistics – average sq footage was 2293, $ per sq ft average was $230 and sold price to last revised listed price was averaging 96%.
Tahoe Donner Condo Sales
There were 7 condo sales in Tahoe Donner in Dec 2010. The average price was $196K and the median price was $198K. Days on market (DOM) averaged 175 days and $ per square foot is averaging $199. Average sold to last list price was 90%.

Tahoe Donner Single Family Home Sales
Single Family home sales in November ’10 were up from November of the last couple years. This is significant since sales in Tahoe Donner are extremely seasonal and year to year comparisons are significant to get a valid picture of sales activity. Inventory (# of Single Family listings) was 87 listings at the end of Nov. When you consider we have approximately 5000 single family homes in Tahoe Donner inventory continues to be low - 1.7% of the homes in TD. This low inventory is obviously a positive sign for the continued good health of the Tahoe Donner Market.
Average Days on market (DOM) increased to 95 days – which looking at the above graph is still lower than last year and toward the low end for the last couple years. This means that homes in Tahoe Donner are typically selling in approximately 13 weeks or less. Great news!
Single family home sales were 19 homes, down from 27 last month. The 19 home sales in Nov were 25% higher than Nov of last year. Regarding new home sales, there are 7 on the market and not more expected before next summer. We have seen a slowdown in buildable lot sales since we are at the end of the 2010 building season.

November looks great for sales. We had 18 single family home sales in tahoe Donner with 7 more pending, 18 contingency offers and 6 short sale contracts opened. The 18 sales compares to 27 sales in October. We certainly could have had similar sales if some of the pending and contingent closed by the end of the month. The good news here is that we have a great start for Dec sales which should also be a good month. Truckee Real Estate – MLS Search

My website has several levels of searches and notifications for listings. Seems like it would be worth explaining what these are.
The search capability can be accessed several ways:
- By using the “active map” and clicking on the community of interest.
- Using the “Quicksearch” block toward the top left of the home page. You can just pop in an MLS Number or select the area and price range of interest. I use this quite often when I want to see what a specific MLS number looks like.
- Click on the “Truckee Homes” Tab on my Home page. The first two selections bring up the detailed search form and the remaining ones are for a more area like Short Sales or REO’s.
- Click on the “Search Area Properties” button below my picture. This will also bring up the detailed search form.
Listing notifications can also be accessed a couple ways:
- Via the “New Truckee Listings” Tab next to the Home page tab on the upper left of the home page. This one shows new Truckee/Tahoe area listings for single family homes, multi-family homes, land and commercial properties for the last 24, 48 and 72 hours. Very handy if you want to see what “New” listings are appearing for all geographical areas covered by the Tahoe Multiple Listing Service (Tahoe MLS). You can access this page by going to my website, www.TruckeeHome411.com, or simply by using the link www.truckeehome411.com/truckee-real-estate/. You can bookmark this link and use it anytime you want to see what’s current.
- The next “notification” covers a specific area that you select, Tahoe Donner for example, with specific characteristics like # of BR and Baths and price range. After completing this “sign-up” you are then notified daily of any new home or land listings, or price changes, that meet the criteria you selected. This is obviously the best way to monitor any new listing or price change in a specific area that you are interested in. The search for contains areas, size, price range and even an entry for keywords like “lake view” or “mountain view” that you can put in to narrow the search criteria. This notification is obviously the best once you have decided what area, price range and type of home you are looking for. This notification is accessed by going to the “Signup/Login” Tab at the middle/top on my home page and then choosing whether you are a new user or an existing user. You can do this yourself or I can easily do it for you if you give me some selection criteria – not a big deal for me to do since it only takes me a couple minutes. There is also a “Button” below my picture that will also take you to the signup form.

Truckee Real Estate – Tahoe Donner

I just ran the single family home listings inventory numbers as of July 23 and they are rising as expected. There are 158 active single family homes for sale, another 25 in contingent status and another 4 pending. We had 150 listings on July 1st.
