These neighborhoods are very central to downtown Truckee and Northstar-at-Tahoe and tend to be about 50% local and 50% second home owners.  Sierra Meadows has a homeowners association with tennis courts and pool and the nearby Ponderosa Fairway neighborhood surrounds a 9-hole golf course. For the equestrian, Ponderosa Ranchos is zoned for horses and is located close to miles of riding trails.   Martis Valley is the area on either side of the road to Northstar-at-Tahoe (267) and has many of Truckee’s newest developments. Lahontan, Martis Camp, and Timilick are golf course communities in Martis Valley. Pinyon Creek features large townhomes built in 2006 and Coyote Run are spacious Single Family Homes completed in 2007.
