The Martis Camp Club is one of the Lake Tahoe area’s newest upscale residential golf communities.
Located in Truckee, Calif., about 10 miles north of Lake Tahoe, the development spans 2,100 acres in the Martis Valley and at the base of the undefinedNorthstar at Tahoe Ski Resort. In fact, a ski lift, the “Martis Express,” serves the community directly for ski-in/ski-out service.
Martis Camp also features a private Tom Fazio-designed course, which officially opened in the spring of 2008. The course stretches to a maximum yardage of more than 7,700 yards (with five sets of tees), though the course does feature a good amount of elevated tee shots and plays at an altitude of 5,900-6,500 yards.
The Martis Camp Club golf course features many heavily wooded holes and greens with mountain backdrops, while the par-3 17th green sits on rock outcroppings on a steep slope. Also near the golf club is an 18-hole putting course designed by Dick Bailey.
For real estate, there are only 653 home sites (lots start at about $400,000) among the 2,100 acres, making for a very low-density build. Martis Camp’s permanent clubhouse facility, which will overlook the golf course’s 18th green, is slated to open on July fourth weekend of 2011 and will feature a full-service spa and dining facilities among other amenities.

Martis Camp Wins Three Prestigious Grand Gold Nugget Awards
Only Project to Win Three This Year, Grand Gold Nuggets Awarded for Best Residential Community, Private Club Facility and Site Plan of the Year
SAN FRANCISCO…June 21, 2010 – Martis Camp wins highest honors and is recognized for its focus on providing incredible opportunities for architecture, recreation, community gathering and celebration of nature at the 47th annual Pacific Coast Builders Conference Gold Nugget Awards luncheon on June 10, 2010. Martis Camp was honored as the only property this year to win three Grand Awards: Best Residential Community of the Year, Best Private Recreational Facility for the design of the Family Barn, and Best Site Plan of the Year. Martis Camp was also recognized with a Merit Award for its Family Barn Cabins.
The oldest and largest program of its kind, PCBC Gold Nuggets honor creative achievements in architectural design and land use planning for residential, commercial and industrial projects throughout 14 western states and international countries. Grand Award winners emerged from the Award of Merit honorees in each category. A panel of six industry professionals from across the country reviewed 440 entries in 47 categories. Winners emerged from western states and from Australia, Canada, China, Dubai, France, Japan, Kuwait, Malaysia, Singapore, Taiwan and the United Arab Emirates. Martis Camp was the only project to win three Grand Awards. Martis Camp was awarded Gold Nugget Grand Awards in the following categories:
- Best Residential Detached Community of the Year: Martis Camp Community
- Best Public/Private Recreational Use Facility: Martis Camp Family Barn
- Best Community Site Plan over 20 Acres: Martis Camp Development

Truckee Real Estate – Martis Camp Sales Update

“We are very excited to see continued sales momentum into the 2010 winter season,” said Brian Hull, director of sales for Martis Camp. “This is the best we’ve ever done in previous first quarters since we began sales in 2006. We have never had a winter like this ? even in the best of real estate markets. Prior to 2010, our pinnacle winter was 2006/2007 when we had eight sales.”
Even in these uncertain times, families are still making the commitment to enhance their lifestyle. Buyers are mostly from the western U.S. with heavy concentrations in the San Francisco Bay area as well as Los Angeles. Approximately 75 percent of buyers are paying cash and the other 25 percent have used Martis Camp’s preferred lenders for financing. According to Hull, there are some attractive loan programs currently being offered, and with some cases, buyers are only being required to put 30 percent down. Rates are in the 5% range.
Scott Keith and his wife, Lori, of the Bay Area recently purchased a home site in Martis Camp. When they first pondered the purchase, Keith said, “I thought, ‘No one’s going to be doing this, are we crazy?’ But still it seemed to be the right time to us. We wanted to set up that kind of vacation property where we could enjoy family time.” The couple and their three children hope eventually to build a four-bedroom house on their site. And one added bonus: Prices for contractors are lower than a few years ago, Keith said. “It makes things much more doable.”
